ATO Rental Data Matching: What Property Owners Need to Know

ATO rental data matching is increasing as the ATO intensifies its focus on rental property owners who may not be meeting their tax obligations. With expanded programs and access to broader third-party data, the ATO is now better equipped than ever to identify misreported rental income, incorrect deductions, and unlodged tax returns.

In August 2024, the rental bond data-matching program and the property management data-matching program were extended to include the 2025–26 financial year. These programs continue to build on data that the ATO has been collecting since 2005, with rental bond records dating back to 1985.

How the ATO Rental Data Matching Program Works

The purpose of the expanded ATO rental data matching program is to enhance visibility across the rental property sector and ensure taxpayers are reporting their rental information correctly. These programs help the ATO:

  • Identify and educate individuals and businesses who may not be lodging tax returns, not reporting rental income accurately, overstating rental deductions, or failing to meet capital gains tax obligations for rental properties.

  • Develop targeted strategies to support compliance, including educational campaigns or specific review activities for property owners and landlords.

  • Promote voluntary compliance and increase confidence in the integrity of Australia’s tax and superannuation systems.

Common Errors the ATO Is Targeting

As part of its expanded monitoring, the ATO is paying close attention to common reporting issues, including:

  • Omitting rental income, particularly when more than one property is owned

  • Declaring rental income at a different ownership percentage than what appears on ownership documents

  • Claiming a full deduction upfront for depreciable assets instead of spreading the deduction over multiple years

  • Incorrectly calculating the cost base when determining capital gains or losses on rental properties

Errors like these are now easier for the ATO to identify due to the increased accuracy and scope of third-party rental data.

ATO Compliance Activity Underway

The ATO has begun issuing rental data-matching letters to taxpayers whose reported rental information does not align with information provided by property managers, rental bond authorities, or other third parties. These letters form part of the ATO’s ongoing efforts to strengthen compliance and ensure accurate reporting of rental income and related tax obligations.

If you receive one of these letters, it is important not to ignore it. The ATO may request clarification, supporting documents, or amendments to previously lodged tax returns.
